In the first quarter the seasonal stagnation of real estate market is expected. In the coming 2014, the housing market will continue the trend of moderate growth in prices that we can observe from the post-crisis period. Such forecast interview was done by Ruslan Ungefug, a real estate consultant for Kapital.kz Business Portal.
This is explained by the fact that there is a large deficit in our country ff housing (especially in big cities), the level of housing supply is low, and the volume of commissioned housing does not cover the demand which is observed today in the real estate market, as the realtor says.
“In 2014, in the absence of strong negative external effects on the economy of our country, I predict slow growth in property prices with a few short-term recessions caused by seasonal factors. In the capital we can be expect the rise in property prices in the range of inflation – not more than 5-7 %,” Ruslan Ungefug said.
Adil Bigazinov told us about dynamics of housing prices in Kazakhstan at the level of 6-8% in 2014. He is a managing director of Big group LLP.
“In the first quarter of 2014, seasonal stagnation of the real estate market is expected, and then a rise in prices until the end of 2014. Rising real estate prices will be based on the excess of demand over supply. I think that in 2014, domestic banks will offer more favorable terms on mortgage programs which will also contribute to the growth of real estate prices,” Bigazinov said.
